Energy Performance Certificate (EPC)
EPC tells you the energy efficiency status of a building. In simple words – A home buyer or tenant can have clear idea on property heating, lighting (etc) expenses. That means the better the rating property should have less utility bills. EPC measures the energy efficiency of a property on a scale of A (very efficient) to G (inefficient). It has less impact through carbon dioxide (CO2) emissions. What makes those differences? If the property has low-energy lightbulbs (80% less energy uses), hot water tank jackets (75% les), loft insulation (30% less), cavity wall insulation (30% less), then it is more likely to have better rating. For Landlords- * An EPC is valid for 10 years. * Houses/flats must need to have minimum ‘E’ rating to sale or let. * Landlord/agent failing to comply could be fined up to £5,000.
