Fire Risk Assessment

“Fire risk assessment minimise the risk of fire in a property. This assessment identifies potential risks and eliminating those risk will ensure peoples fire safety.
Councils require a Fire risk assessment report for HMO licencing which need to comply with the Regulatory Reform (Fire Safety) Order 2005. Fire safety assessment is mandatory for some property due to their usages, falling to comply may cause prosecution or fine up to £30,000.
For landlords-
* Private homes (single private dwelling) does not need to carry out any fire risk assessment.
* HMO properties landlords MUST need to have this report before applying for the licence.
What is in this report?
The risk assessor will take 2-3hrs to inspect & collate all required information for this report. He will need access to all area of the property. This report could be 12-20 pages depending on property with photographic evidence. In terms of fire, it explains-
– Electric, gas, appliance are in safe condition or not.
– Emergency routes & exits
– Fire detection & warning system
– Any dangerous substance existance in the house
– if any emergency plan required or not.”
